SELL YOUR HOUSE FOR TOP DOLLAR IN A BUYER'S MARKET  -  STAGE IT!

“Just like a product on the shelf at the store, the purchaser of today buys the best available product, at the best price, in the best wrapper, to meet his/her needs.”

If you have decided to sell your home, congratulations and welcome to the highly competitive real estate market! My job as a Stager® is to present your home with a comfortable feel and create a great first impression. My job as a Realtor is to sell your home for the best possible price, in the shortest amount of time with least amount of stress. This is done by choosing a Realtor who will work with you as a team member in helping you price your home to market value and will help you get your home ready to be SOLD.

Staging® has many benefits. There can be a lot to do to prepare a home for sale or just a bit of tweaking to make your home stand out from the other properties for sale and make an emotional connection to a buyer. For your home to have an edge in the real estate market you will want to hire a Realtor who has the experience and know how to get your most valuable asset sold. Location, condition, price, terms & Staging®, are the 5 main factors that sell homes; of these PRICE is the most influential, based on the other 4. Print our Sellers Checklist to help you prepare your home to sell.

Because you live in your home you don’t always see your home the way someone does for the first time. Potential buyers will make a decision on whether a property is right for them in the first few seconds of viewing. You want buyers engaged in your home the first time they see it and you want them leaving with a memory that puts your house at the top of their list of homes to buy.

Does your home stand apart from other homes listed? Since over 80% of home buyers begin their search online, it’s imperative that your home stand out and makes a positive First Impressions to attract the serious buyers. When a home is Staged® and photographed well, it generates multiple showings, stands out as a well maintained home so buyers remember it and it usually sells quicker and for top dollar.

Staging® is an investment; Start your plan to sell with staging before listing. Did you know that the cost of Staging® is usually less than your first price reduction? Take a median selling home price of $300,000. A price reduction of 3 to 5% will cost you more in the end than investing in Staging®. And every month your home is for sale, you continue to pay mortgage payments, condo fees and other expenses related to your property.

Staging® from a Buyers View

Only 10% of people can visualize what an empty home will look like filled with their furniture or see past a homes clutter, overcrowded stuff and personal item. This 10% can also picture a home after all the faults and repairs have been rectified. The other 90% can only see what’s in front of them. An empty room is, well, empty and can’t possibly fit their furniture. If the home needs the carpeting replaced, walls painted, new windows, updating in the bath or kitchen and/or a new furnace then this buyer has two choices; move on to the next property or deduct for the repairs needed. Both of these buyers will deduct at least three times the actual cost of these repairs from any offers made.

The 6 C’s of Staging

      Clean
      Color
      Compromise
      Clutter Free
      Creativity
      Commitment

It is important to keep these in mind when preparing your home to sell.
